東京都心に計画したテナントビルである。細長い敷地の表と裏には約5mの高低差があり、上は昭和の風情を保つ飲食店街、下は真新しい再開発タワーマンションという相異なる2つの世界に面する。再開発が進む東京都心にはこのような不自然なギャップが数多く存在するが、大勢としては後者が前者を駆逐し、猥雑な街のエネルギーは失われつつある。私たちは建築によって２つの世界をなめらかに繋ぎ、それらを共存させることを試みた。厳しい高さ制限の中で事業上の目標床面積を確保しながら、この場所に固有の建築形式を見出すべく、天空率、内部空間の形や眺望、共用部の動線等、様々なパラメーターを同時に調整し、多面体の建物形状を削り出すように決定した。建物の中央に生まれたヴォイド空間は、誰もが自由に通り抜けることができ、街に新たな人の流れをつくり出す。建物表面に沿って上階に登るにつれ、だんだんと周辺の都心環境へ開かれていく空間である。多面体の内部空間は適度な膨らみを持ち、窓からは多様な都市風景が得られる。このビルで働く人々や来訪者が、室内外で周辺のダイナミックな都市環境を感じられる建築となった。大きなものに巻かれるのでも、小さなものに肩入れするのでもなく、両者を媒介して都市を活性化する「中くらいの都市建築」の実践である。（安原幹）

This is a multi-tenant building located in central Tokyo. The site faces two roads with a height difference of five meters and two contrasting worlds: an old entertainment district at the upper road level and a brand-new high-rise condominium at the lower level. To create an architectural form unique to this location while meeting the target floor area within strict height regulations, we carved out a polyhedral building by adjusting various parameters. A central void allows people to pass freely, generating a new urban flow. As one ascends along the building’s surfaces, it gradually opens to the surrounding cityscape. The interior spaces are moderately spacious, offering diverse city views through windows. The interior and exterior allow occupants to experience the dynamism of the urban environment. This project represents practice in medium-scale urban architecture, mediating large-scale urban redevelopment and the existing small-scale neighborhood fabric.
